Market Valuation and Reinstatement Cost
A RICS Valuation is a basic inspection of a property in which a surveyor will look at the location and condition of the property to determine the value; however, this is not a survey. The reinstatement cost is not the same as the valuation, it is an indication of how much it would cost to completely rebuild the property and cover the costs of materials and labour.
Help to Buy Valuation
If you are selling, re-mortgaging or repaying your loan, you will require a RICS Help to Buy Valuation. This valuation will determine the amount repayable in direct proportion to the current market value of your property. The government scheme requires this report to be conducted by a RICS Chartered Surveyor
Shared Ownership Valuation
If you are increasing your share as part of a shared ownership scheme or selling your property, you will require a RICS Valuation.
Lease Extension Valuation
A lease extension is a legal agreement that extends the terms of a rental agreement. This document should name the parties involved, provide beginning and end dates and reference the earlier agreement that is being extended.

Asbestos is a mineral-based fibre which was once widely used for insulation but is now banned due to health risks. The report you receive will:
1. include a description and identification of the property
2. comment on any restrictions to the inspection
3. provide a description of material and likely risks posed by any asbestos content
4. outline recommendation of management strategy or repairs, if necessary
5. provide costings for carrying out the repair work

Drain Reports

Typical defects noted include matters such as water holding within the drain; damage to joints; cracks to drains (radial or long); crushed pipework; silt deposits; intrusion by tree or shrub roots; scale etc. The report will alert you to the cause of the problem and provide a list of recommended actions/repairs. Each recommendation will have a cost attached to it, giving a very clear assessment of your liabilities with regard to the drains.

Electrical Reports

An electrical inspection of the property (assuming no more than 12 circuits) consists of a full periodic inspection making sure the property complies with the latest IEE regulations. The inspection tests the fuse board and all the circuits and also removes a representative sample of the sockets and switches to perform a visual wiring check. If the property does not comply with the latest regs the report will provide costings for recommended remedial repairs to bring it up to these standards.

Gas Central Heating Reports

There are many factors that can lead to a surveyor recommending a gas and central heating report. One of the most common is that there is evidence of defects in the gas boiler or system. Surveyors usually carry out a visual check and will therefore, advise that tests be carried out whenever they see that there is no recent service history and/or that the boiler shows signs of ageing or pipework / radiators show signs of leakage or rusting.

Roof Reports

There are many factors that can lead to a surveyor recommending a roof report, but usually they tend to fall in to two categories; problems with roof covering or with roof structure. If there is one area in which the old adage ‘a stitch in time saves nine’ it is in respect to roofs. Relatively inexpensive repairs can save the considerable expense that follows when water penetrates the building fabric. Keeping roofs watertight is always a priority in property maintenance.

Tree Reports

This report includes an inspection of all tree and vegetation within influencing distance to the property. Estimates for recommended works will be provided within the report, should any be necessary. Trees can also affect neighbouring properties and owners will have to meet their legal and moral obligation to maintain the trees in their possession.

Structural Engineer Reports

The engineer will look at the visible structure of the whole property, paying particular attention to the defect(s) described either in a survey or verbally. The report will clarify the cause along with the remedy for any problems as well as providing you with approximate costings.

Damp & Timber Report

With a combined damp and timber report the specialist inspects the whole property to report on all damp defects including rising / condensation / penetrating damp and water damage. Any accessible timbers (incl. roof void) are also checked for any signs of wood-boring insect or damp-associated problems. The report will include costing for remedial works should any be necessary.

Wall Tie Reports

A wall tie inspection involves the specialist drilling small holes into the brickwork and inserting a camera to inspect the condition of wall ties. It is important that the specialist is made aware if the property has cavity wall insulation or not. It this is present, it can hamper the view of the camera when inspecting the ties. Please note, permission from the property owner is required to undertake this inspection.

Japanese Knotweed Report

Japanese Knotweed is a weed that spreads rapidly. In winter, the plants dies back to ground level but by early summer, the bamboo-like stems emerge from underground and can shoot to over 7ft, suppressing all other plant growth. The report will confirm whether Japanese Knotweed is present and express the extent of it. If present, a quote to eradicate it will be included within the report.
